  • Landlords don’t appear to be exiting the market en masse, despite the surge in mortgage rates since 2021.
  • Rapid pay growth has enabled the 7% of mortgage-holders refinancing per quarter to hike rents sufficiently.
  • But the supply of homes will likely only creep up, as potential landlords stay away due to falling house prices.
